Sellers Property Disclosure PA Vs NJ

One of the most interesting things that I have learned about NJ real estate is that the Seller's Property Disclosure is not required by law in NJ.  Being a PA licensed real estate agent for the past 13 years the Seller's Property Disclosure was a very vital part of the Agreement of Sale.  If I was a buyer in NJ and purchasing a house I would definitely want to see the SPD.  A seller of a property that does not provide a SPD would definitely raise a few red flags to me.   Since it is not required by law in NJ why would I as a seller fill one out???  That is the question......
