January Sales on LBI
For the month of January 2012, there were a total of 26 single family homes sold on LBI! The average price of a sold single-family home in January on LBI was $902,976 and these homes spent an average of 166 days on the market. On average, homes sold for 92.2% of their asking price. In addition, 2 condos sold in January 2012 with an average price of $530,000 and spent an average of only 82 days on the market! Three duplexes also sold with an average price of $503,000. There are currently 48 homes under contract onLong BeachIsland.
It is interesting to see that the average sale price and the number of units sold were lower than in the past few months given the amount of activity on LBI. Weekends have been extremely busy on LBI for both sales and rentals and I expect in the next couple of months, we will see a major increase in sold units.
