Elevation Certificates on Long Beach Island New Jersey

Hurricane Sandy, Flood Insurance and the LBI Real Estate Market

Hurricane Sandy caused substantial damage to the Long Beach Island area and left many wondering what they would pay for flood insurance. With the new FEMA mapping now complete, most of Long Beach Island knows if they are in an A zone or a V zone (or for the lucky few in an X zone) but they still do not know what they will pay for flood insurance! The only true way to tell what the new flood insurance rates will be is through an elevation certificate on LBI. An elevation certificate will tell an insurance agent:

  • the height above sea level
  • the height of the 1st floor
  • the number of flood vents

The elevation certificate on LBI will all the insurance agent to determine all the facts and conditions regarding the subject property and accurately quote the insurance rate. This is very important to the LBI real estate market as the value of a property may be increased or decreased depending on the amount of flood insurance required and if the house needs to be raised.
