Holgate, NJ is part of a collection of LBI neighborhoods that fall under the municipality of Long Beach Township. Holgate is situated at the far south end of Long Beach Island. It was one of the first places to be developed, especially noted for the Bond’s Life-Saving Station (now a private residence). 

Image titleWith Superstorm Sandy, Holgate suffered the most damage of any town on Long Beach Island; however, it has made a remarkable recovery. Not only did it lose homes, but core infrastructure was compromised. The beach replenishment project in Holgate has significantly aided in the protection from future storms. This rehabilitation was a vital necessity for the area’s new infrastructure. Holgate will now continue to remain a great option to vacation, raise a family, or retire. 

With approximately 27 East to West blocks in Holgate, its north limits tie into South Beach Haven. Property lots vary in many different sizes, with many falling in the 50′ X 100′. It is made up mostly of single-family homes and duplexes. Holgate typically tends to trade at a lower price compared to other areas on Long Beach Island, NJ. Developers and LBI Living home buyers have seen this as an opportunity, and that is why we see massive LBI new home construction and home sale transactions.  

People typically love or hate Holgate. It can be viewed as a deterrent due to its far distance from the island’s entry point or loved for its seclusion. We see residents who own Holgate often never leave here as they value the privacy and seclusion and may move to a more desirable area within the Holgate community. Many undeveloped areas in Holgate, NJ, are attractive for folks seeking natural scenery, but with that, it’s also more prone to flies (due to the undeveloped areas). Image title

If you seek absolute seclusion and peace, the Holgate real estate market is a place to explore, with clear, unobstructed views of the Atlantic City Skyline and the Edwin B. Forsythe National Wildlife Refuge. Should water activities be your LBI Living attraction, there is the full-service Holgate Marina, which offers fuel, a bait and tackle shop, jet ski, and pontoon rentals. I should also mention that this area is one of the most popular fluke and striped bass locations on Barnegat Bay. Holgate, NJ real estate offers seclusion and wildlife at its highest level.
