Scenario: Recently, we were asked by someone with whom we had spoken with over the summer to consider a loan application for a mortgage which had to close in 10 calendar days. We assumed that financing had been sought elsewhere but did not work out for some reason.
As you may know, the Mortgage Disclosure Information Act (MDIA) requires that no loan may close in less than 7 business days from the time the borrower receives point of application disclosures. Therefore, by law, the earliest we could have closed this loan is 9 calendar days (due to the weekend). So, in addition to receiving an application, obtaining an appraisal, processing, underwriting, title review, receiving proper insurance and preparing closing documents, we had a number of disclosure requirements and waiting periods to orchestrate.
At time of application, we choreographed the next 10 calendar days to include initial disclosures, rate lock in and disclosure of such, appraisal order and scheduling of inspection, processing submission, underwriting submission, issuance of commitment, 1 day for any conditions to be obtained, condition review, title receipt and review, interaction with homeowners insurance, and closing docs preparation. None of this would have been possible without having the different functions all performed by employees who work at our mortgage office in Toms River. The result was a purchase closing in 10 calendar days after initial application.
