What is it about spring that homes go up for sale now? Well,
for starters the weather breaks and more folks can get around town much easier
without navigating slippery or wet roads and It's a great time to market your
house. At this time we are seeing a small shift into a seller's market as the
inventory has been quite low and if you are on the fence about buying now is
the time to make your move. Rates will not stay historically low indefinitely
and the job market will start to level out as well. If you are thinking about
selling your home, have an agent stop by to take a close look at your home
before placing your house on the market.
You may ask, what's the big deal, even if the home needs a few things done?
It's still a tight market and buyers want more turnkey homes than ever. So, if
you need to do some yard clean up, painting, fixing any broken window seals,
electrical or plumbing. I would highly suggest getting to it before listing.
Once the home is listed and a home inspection is performed the buyer will start
asking for all those items to be fixed, replaced, etc. at the seller's cost.
Keep in mind some items a seller can do on their own, such as fix a leaking
faucet, however, once the home inspection is completed the buyer will want the
seller to hire a qualified, licensed person to correct all repairs, especially
if they are being represented by an attorney. Bottom line of this, it's all
about money and the seller needs to do their homework prior to placing your
